If your property in Los Angeles County has been damaged or destroyed by recent wildfires, you may be eligible for property tax relief. The Los Angeles County Assessor’s Office offers programs to help homeowners and business owners reduce or defer their property tax burdens while they recover.
How to Apply for Property Tax Relief
Reassessment for Damaged Property
If your property sustained at least $10,000 in damage, you can request a reassessment by filing Form ADS-820 within 12 months of the disaster. This will temporarily lower your property’s assessed value, reducing your tax burden until repairs are completed. Click HERE for Form ADS-820.
Deferring Property Tax Payments
You may also be eligible to defer your next property tax installment by submitting Form ADS-820.3. Click HERE for form ADS-820.3. Additionally, the following zip codes automatically qualify for a tax payment deferral until April 10, 2026. 90019, 90066, 90290, 91040, 91107, 90041, 90265, 90402, 91104, 93535, 90049, 90272, 91001, 91106, 93536.
However:
- If your property taxes are paid through escrow, the deferral is not automatic.
- If you were delinquent on property taxes before January 6th, you do not qualify for the automatic deferral.
Additional Benefits
- Refunds: If you’ve already paid taxes on a damaged property, you may receive a refund.
- Base-Year Value Transfer: Under Proposition 19, homeowners may transfer their property’s pre-disaster tax value to a replacement home within California.
